The landlord has two written complaint letters from me about this guy. Plus three phone calls in a whole month period. She has agreed that he may have some mental issues going on. He hits his ceiling when there is no one making any noise. Yesterday, I told my son to throw a piece of paper in the trash can. And he did so. He went walking towards the trash can and there was a loud bump that came from my kitchen floor. My daughters and I was in the bathroom with the door wide opened. My son did nothing wrong. He even hit his ceiling when my husband accidentally put a container on the floor. To him, it was very loud. This has gotten out of hand. My manager is fed up with him. She has already sent him two letters about him hitting on his ceiling. She does not want any damages done to her apartment complex. How far should a landlord let a tenant go before she kicks him out? Our manager said that if he was to ever hit his ceiling while she was in her office during business hours that she would come and talk to him. But when he hits the ceiling he does it when she is gone for the day. He even hits the ceiling during quiet hours around 7 p.m., which end at 9 p.m. She said that if she can catch him in the act, she can kick him out for this. But you know that he will never let her see him do this. He will wait good and ready until she leaves her office to go home. He wants to control us, but not for too long. His time of dirtiness is about to end. I can feel it coming. Please give me some advice towards this issue here. Thanks.

I don't know, but I'd be so tempted to thump around as much as I like during those quiet hours since the landlord isn't there anyway.

That really sucks. I hate having neighbours. I feel really sorry for you as I have been following this problem that you have been having for many months now. I do not know what to do in your situation. I am having trouble with my neighbourhood too, there are a lot of new teenagers in the area who are causing problems and we also have new next door neighbours who are always yelling and swearing late at night. We have had enough, so we have decided to sell our house. We used to have a really quiet street and great neighbours who we got along with really well. Then in the space of a few months they all moved out and trouble moved in unfortunately. The house across the road has become a sort of meeting place for a lot of new teenage additions to the street who's parents do not really care what they get up to. They are always out on the street late at night abusing cars that go past and they throw things at people houses, including ours. It has become a nightmare. So I know how you must be feeling!

This does not sound strange to me because I have a similar person living above my apartment There is a woman who lives there with her kids. She has some mental problem for sure. A few years ago, she used to scream and break things at strange hours of the night. My family would suddenly get up because of all this commotion. Then there were complaints and I think she got some medical help. She has sobered down now and even says hello to us when she meets us. But for the past one week, she pours water out of the window of her house at 12am - 1am , past mid-night. I was working late 2 days ago and it was past mid-night, when I suddenly heard her throwing water out the window. I think if your neighbor is disturbing you or any other residents, then action needs to be taken by the landlord/lady. I hope your issue gets solved.

I think he is a mental case and he should the land lady or land lord who ever it may be should report the matter to the police department and they will fix this problem very well .Either he will be sent to asylum or they will make him leave that apartment

Hello cream97, the only way to put this guy in his place is to beat him at his own game, you say he does it sneakily after hours? put music on with a bass expander to get up him, after a couple of times when he starts banging he will get the message that you are not going to be tangled with.

hi cream97 this jerk is overdue to be kicked out, what is wrong with the mangager, does he have knock a piece out of the ceiling to get her to evict him? I would once more go to this jerk and politely tell him he is being much noisier than you ever could be, and if he will not comply I would simply call the police each time he thumps on his ceiling,he sounds like he is a nut case.good luck, and God bless.

He may be on a medication that makes him sensitive to noise. And he mights get migraines. If he does he is sensitive to light and noise. Fibromyalgia is this way for some too. Do you think he just has it out for you folks and does it to irritate you. I would think that the landlord would go and talk to the guy and get to the bottom of this. I also think it is ultamatum time.

Maybe the landlord could stay later one night and make him think shes left and then catch him in the act. She probably wouldn't agree to that though. Wish I could offer some better advice. I'd say he's probably sensitive to noises if it wasn't for the fact he waits till the land lord is gone to bump the ceiling and does it when theres no noise he probably does have some mental issues. What he's doing is a form of harassment anyway. You could probably take him to court.
