Updates to your home can mean big money losses...

Keep the front of your home tidy and show-ready!

...if they are done incorrectly! If you are planning on selling your home down the road but need some updates and upgrades to make it more selling ready - think first! Curb appeal in a city setting is important - so put some money into what the buyer sees first - the front of your home. Clean and paint or stain the porch, throw away the trash and keep things tidy. Mow the lawn and get rid of dead plants. But more important is what the buyers want inside - there are two rooms that sell a home or don't sell it - the kitchen and bathrooms. If you can't update your bathroom's fixtures - at least add a coat of fresh paint and buy some decent towels. Keep the room spotless for showings. If your kitchen is terribly out of date with ugly cabinets and everything is outdated, think what the buyers may want to see. Picture people walking through your home saying things like, "Oh my, who picked those horrible colors?" While green and orange may be your favorite colors, they will turn potential buyers off. Use neutral colors and spend your money wisely. Putting a expensive granite or quartz counter top on old, ugly counters is a waste of money, your money. The next guy is going to come in and replace those cabinets and redesign the kitchen and there goes the granite. Think - step back and see through your mind's eye what the finished product will look like. Use neutral colors when you can. Design your space so that the next guy will fall in love with it or at least see the potential. It's hard to get beyond dark ugly colors when you are house hunting. I know, I've been there.

I'm not i guess one of those people..I like a place to look woodsy and a fixer upper..I don't want a home for its modern kitchen or bathroom..I prefer the homes in a before stage than after..and find me a home with a Library and you have me sold! You posted great things for normal people but i'm not one of them!!

I'm far from normal except when it comes to home. At our ages we don't have the energy to do remodels or the time on this earth to find decent people to do the work.

All I need is spacious rooms with lots (yes, lots) of sunshine. Everything else is okay and can be accommodated. But wait, I am in no position to buy a place.

@AbbyGreenhill During my college days, I would have loved such a place as yours for sure. I was quite impressed seeing such rooms with lights from bulbs, candles and the romance that they can bring in. But today, I need more of sunshine as I feel great about it. The rented place we are staying in was selected just because of that reason. I should also add, that today, I have arthritis and as such, staying in darker shades will not go well with my health.

@thesids My house isn't that dark...it's just not as bright as our last one. Arthritis is not fun...I hope you have some help with that.

You wouldn't like our current home - it's very dark because of the wide porches front and back- not a good house for growing house plants.

I didnt have to do any of that when we sold our house, luckily it was neat, clean, even if old, but the location sold it on the spot.

That house in the photo was a fast sale and the prev. owners trashed it - we had to put a ton of money into it so we could live in it. We bought it because of the location, the 10 acres and inground pool. We put more money into it then decided to sell, it was too big for us 3,000 sq. ft.

You know what is sad? My Aunt wanted to sell her home and she had one of those companies come and stage her home in a perfect manner. Then she had an open house for potential buyers and she never sold the house, even when they lowered the price. She ended up selling it at a way lower price to a building company that tore it down and is building another house on that spot.

I completely agree that the kitchen and the bathrooms are the rooms that sell the home. I hate the kitchen that was in the house we bought, but I decided to buy anyway and have the kitchen completely rebuilt. Of course the previous owner had to lower the price of the house.

Luckly we had a good kitchen here - except for the ugly counters, which we replaced. This is the 4th house we've owned in TN and the one we spent the least amount of money fixing up - since it's only 4 years old.

@AbbyGreenhill You were lucky to find a great kitchen. When we bought this house, it was 12 years old, that is nothing for a Swiss house, but the kitchen was really ugly. We discussed with the owner and he agreed to reduce the price, so I was glad to have a brand new kitchen.

@LadyDuck The only not great thing was the ugly black/white cheap counters! But since I always wanted granite it gave me the opportunity to get itBut the best part of the kitchen is the amount of cabinets I have - I have empty cabinets, two - so I could buy more gadgets if I want! LOL
