House hunting isn't over for my friends, unfortunately

Remember the friends we have been helping find a home in our neck of the woods? Well, they made an offer and after some negotiating it looked like a done deal. We all thought the house hunting was over - wrong! The home inspection was held Saturday afternoon and it wasn't good. The house is only 9 years old and it has more problems than I can even tell you about. It is built over a crawlspace and moisture is in there and has made the house shift on one end. Doors don't close in most of the house. There are settling cracks - cracks are minor the reason for the settling is major. There are more plumbing issues than you can shake a stick at. The hot tub is not working and they used duct tape to hold it together (underneath where you can't see it). That is just part of the list and that is enough to scare anyone away. So, although they loved the house it has far too many issues. They have decided to move on and continue their house hunting in the spring.

It can be very frustrating trying to find an appropriate home in a specific area, but hopefully things may improve soon.

I tried to tell them to wait until spring when they will have more options. People around here don't list homes in the winter months. They will be better off waiting for sure.

@AbbyGreenhill That would probably apply most places because moving home is far easier in the decent weather.

@Asylum Around here I think it has more to do with the holidays, they don't want people tramping around when gifts/trees are up. We took ours off market in winter because there was never much action.

Thanks, it will continue in the spring, which is really just a few months away. I'll be ready - I'll take vitamins and work out!

Sounds like a case of shoddy construction. And if the foundation isn't good, if it's built on unstable ground, nothing they can do to the house will solve the problems.

Thanks, the new plan is to wait until spring. They are in no rush so waiting isn't a big deal.

this is why I think the home owners should have to have their OWN home inspection and provide a copy to anyone who starts the purchase process.

They won't because it costs money. It's up to the buyer - remember, buyer beware. I do know of some who did that, but then I wouldn't trust it I would get my own anyway. I think these people knew about all the problems and just tried to ignore them.

@Jessicalynnt I guess that would work. Since we bought this house when it was just 2 we are up-to-date on everything. Our inspector said this is the most well built home he had seen in a while, so as long as we maintain things we would be one step ahead...it have no outside maintenance at all - it's all brick and even our porches are cement. Less work all around.

@AbbyGreenhill oh I wouldnt necc trust it, would reach out to the person that did the inspection and all that. We decided if we ever sold we would have one done ourselves and be sure to fix things, then that info could be provided so as to show we didnt want to waste peoples time

Although your friends are probably disappointed that the deal fell through, they are lucky they didn't wind up with a money pit. Sounds like it would be expensive to fix all that's wrong. Hope they find a better house when they continue looking

I think once they get over the disappointment they will realize that walking away was the only option.

I think it is better to tear down the house and rebuild. The previous owners probably never given a thought to the weather, and the effect of the 4 seasons.

Well, I think the builder was probably not qualified and there are lots of bad ones down here.

They shouldn't go in a home that has a lot of issues. That will lead to stress. Another home will come available. It;'s not easy trying to fine suitable housing.

They are just over anxious and it is hard to 'stop' when you want to buy so much.

I am glad they found all this out before it was to late, there is another house out there for them. For the record, I hate house hunting, I would rather have teeth pulled out.

And that's why house inspections are essential. Wow yup run away. My house was built in 1900 and while it had it's problems when we bought it most have been fixed and I just love this house.

Any home, any age, can be wonderful as long as problems are fixed when they happen and that's something these homeowners did do. There is no excuse for 1/2 of the problems.
