Trying to make a killing

There are many examples of making a killing: buying the right stock, finding a super-duper bargain at the grocery store, etc. I'm trying to make a killing within the next two weeks...an impossible task for sure. Our contract with the realtor for the sale of our two properties expired a week or so ago. We plan to resign sometime in April, hoping to draw new interest. Until then I decided to list the properties for sale by owner on about a dozen Facebook yard sale groups. While I have had nothing concrete on either, I have had a ton of inquires. Some of them made me LOL while others made me scratch my head in wonder. When you use Facebook yard sale groups you have to put in the price. At least 3 people asked, "Price?" (look and you'll find it you nim-rod)....while a few asked, "Where is it?" - location is also called out in the ads - (again, read...) We have a 20 acre farm used primarily for cows. It has water and electric on the property, at the barn. I also clearly stated there is no house, never was. Some needle-brained person asked me, "Is there septic on the property?" No, you don't put in a septic for the cows they poop wherever they please! That person then came back and asked if she could just buy two acres. If she wanted two way in the back that might have been an option....but she wanted two in the front, right by the barn. I said no, that would make it impossible for me to sell the other 18 acres. I know it gets silly and sometimes I want to ask myself why I listed on Facebook - I did it because you just never know who might see it. As a side note, if it is sold we still have to give our realtor his commission (that is part of the contract and lasts for one year). Wish me luck! Photo is mine.

I wish you luck, I cannot believe how many silly questions people ask. Selling a house is easier than selling a big property with a barn, but I imagine that there are still farmers interested in big properties.

@LadyDuck That's why you jack up the asking price knowing they all will want it lower, you have room to negotiate.

Lots of the farmers near that property want it but they don't want to pay the price, you know how that goes.

I am not counting my money yet...LOL. There is one guy who is going to go look at it this week - or so he says. I always check their FB page and this guy is a hunter..so perfect for him.

lol I am afraid it is going to take some amazing luck, the world and Facebook is full of people with questionable intelligence and financing being what it is today, a realtor can help keep the unqualified away!! No I am not a realtor. lol

I know all about realtors, In the last 15 years we have purchases and sold 4 homes, and several properties (land). I am only doing this now until we re-list with the realtor.

That seems hardly fair that you would still have to give the realtor his commission when you are doing his work. Good luck, anyway.

The contract states it - all contracts do for real estate. One year unless we turn the property over to a different realtor, then no commission to the original guy. Thanks....I'm spinning my wheels and hoping.

We always used realtors for buying and selling homes, but lucked out with our vacation home in FL. It was word of mouth, we dealt with the owners directly, and had our son and dil look over the contract. Easy peasy! Good luck!

We sold my parents house and property on March 1, without the aid of a realtor. We were planning to have it listed by March 4th. Now we need to empty the house.

Homes sell faster than land down here. Especially trying to sell 20 acres. That was a fast sale you had!

That's a long time for a commission to run. I don't that long a period would be common here. Good luck with finding an interested party. I think it was worth the bother. You never know who might see it.

All contracts here are written like that. Of course, it's up to the realtor to 'forgive' the commssion or lower it.
