Browsing houses for sale

I've been pre-approved for a mortgage up to $350,000. I'm searching in the $225-$250K range though. I want to be sure that I can afford the mortgage and other bills. I know too many people who went and spent what they thought they could but then wound up losing their houses because they couldn't keep up with their obligations. My concern is that I don't have a ton of money saved for renovations and repairs so any house I make an offer on has to pretty much be in move-in condition. I don't mind if I have to paint or buy a refrigerator but I can't afford to redo a kitchen or replace carpets with hardwood flooring. I've found a couple more this morning that I will ask my father to get further information on. Even if they don't work out it is still good for me to get an idea of what is out there in my price range.

I did one of those “how much house can you afford” things and it said I should be homeless. Do take your time. It’s quite a tough process, but it is also the biggest purchase you’ll ever make....and one you have to live with every day.

I'm not in a huge rush. I'd like to find something and be in it by Christmas but I can wait longer if I need to.

Just keep an eye out and don't be in a huge rush. We bought that house all ready for anyone to move into and boom, the renters had trouble with the gas heater. There went five thou.

I do hope that you find something. I think it's definitely a good idea to ask your dad for advice.
