Why Do People Always Think Their Stuff Is Worth More Than It Is?

my friend just built a new house for her, her adult daughter, and the teenage granddaughter.
she is now in the process of putting her old house up for sale.
She wants $300,000 for it. It's an "okay nice" house. Nothing special. Established neighborhood with a large corner lot.
Her realtor is telling her to list it for $290,000. The online sites like Zillow and Trulia are estimating her house at $272,000. It's 3 bedrooms, 2 baths, and 1800 square feet. It's what they call a tri-level house.
Everybody always thinks their things are "nicer" and "better" and "worth more." It must be a normal human trait.

I see this with people selling motorbikes a lot.

Maybe she wants to start off at a price she would feel comfortable coming down from. With real estate prices the way they are, she might be pleasantly surprised and get her asking price, who knows?

Just a way of hoping to get more instead of less. I had not illusions when I sold my old house in Latvia, It had the water turned off and had faulty electric and the family that bought it paid me a fair price and by now that money is already gone,

Usually they do. Sometimes you get strange info from real estate companies too. I know with Zillow they give me info like 100k apart sometimes which is odd.

Location is everything with real estate.
Here, in my immediate region, one could not buy a home for that price.
A vacant lot, that is serviced, yes, but a home with 4 walls and a roof, never.
She is listing it for what she is to cover the costs of the real estate agent's fee.

On the news a few days ago was a story of how a real estate agent bought his client's house without the client knowing he was the buyer. He'd been talking the price down too.

I think you are probably right. Or maybe we're all just highly optimistic.
