How would you go about selling a house with someone still living inside? Say they live there rent free (and you own it, not them), and you know if you tell them you're selling it they'll cause trouble. That person doesn't go out often, so you can't always showcase the house when you want to. How would you do that? *I'm not the person in question, and the person getting kicked out will have a place to go when kicked out.

On the rare occasion the person goes out, go in and take pictures. Put them on realtor.com or zillow. Or evict them first, then sell it.

Do check the local and federal laws about renting in your place. That will give you an idea how to go about this.

Evict, use your lease contract and just showcase the house.

I think that there are obligations on both parties in this situation. The home owner has an obligation to the person staying there to give them proper notice that the home will change hands, and the person staying there, either thru goodwill or renting, has an obligation that they are allowed a certain time period or notice to move out. I hope that this works out for both parties.

In our country, the one who rents the house (even if for free) is obliged to let people in to visit the house if the owner decides to sell the house. If the person does not comply, you can call the police and they oblige the person to open the door. This of course give you the right to throw him/her out of the house.

@AmbiePam I think that if you own something, you must be able to use the object that is your property.

Oh dear. That's tough. I would hope that the tenant knew straight off that the property may be sold at sometime. I would think that living there rent free would be good enough trade off to help them realize that it may be sold. What type of repercussions is the land lord scared of? What kind of legal options are available? I suppose it also depends on what kind of relationship is between home owner and tenant?

@AmbiePam Oh dear. That throws a wrench in everything. Being he's sociopathic it probably won't matter - no matter what you do he will be angry. :/ Good luck... I really wish there were a cure for Sociopath/Narcissist

This is a touchy subject especially when it is a Family member. Many times you don't want to say anything for Fear of corruption of their life style and if they are older, change is hard. At least the person in question not being told in this case, will have nother place they can go which is Good.

That actually happened to us once. My husband's cousin owned the place we lived in. We'd been there about 4 years. It was really too small for us anyways as it was only a 2 bedroom and the twins were born while we lived there. One day out of the blue the cousin says we have 30 days to go cause he wants to sell it. It did cause a bit of drama.. nothing over the top, but we were upset at how he went about it, and after we left the house he spread some rumors about us around the family saying we had trashed the place etc. Truth be told the place was starting to fall apart before we moved in as he never did any upgrades to it and had let renters live there for ages and you know they never take care of anything. We had redone a couple of the rooms and repainted the whole house.. although we did a bad job painting and it was starting to peel. Aside from that we didn't "trash" the house, but he told everyone we did.. so after that we were no longer on speaking terms with him.

@AmbiePam We've always been the black sheep of the family.. because we're dirt poor and have too many kids. The rest of the family is stinking rich.. I mean ridiculously rich.. like owning a villa in Italy rich.. Oh, and only 1 other person in the family has kids... one cousin has 1 kid, a year younger than my twins. That's it... no other kids in the family.

Wow, what kind of trouble would they cause? If they are living rent free and have another place to go, there should be no problem at all. Since I don't know more details, I would consider contacting the local police to see if they can either help or make a suggestion.

Just tell them they need to move, because you're selling the house.

If I were the one getting kicked out, but knew I would still have a roof over my head, I would go with the flow. But knowing me, I would just start looking for another place as soon as possible, especially if I didn't know I would still have a roof over my head. There would be nothing else I could do. The house isn't mine. I know a lot of people don't have that nature though and might be vindictive. I hope the person in question isn't vindictive.

Just sell the house first, after that let the guy know it is sold, and any trouble caused will be with the law, not you anymore, at least, the house is yours
