Update 5/27/21 - The Other House

The guy from Ohio State Waterproofing just left. I knew that we had cracks in the foundation and that the garage was sinking a little; but the report explaining the water coming into the room off the garage is so much worse. Our foundation on that side of the house is corroded; and water is coming in through the walls and up through the floor. Major work is required to take care of it. It will cost $16,000 to repair. There are insects in the foundation and mold everywhere AND the foundation is sinking. We have a big decision to make. Put out $16,000 and maybe get a good price for the house (but they can't do it until September or October) or sell to a flipper for next to nothing now. The hot, hot, hot real estate market nationwide is beginning to slow down. Every time hubs goes over to the other house, he comes back with bad news. So what's new in your life? Photo Credit: Pixabay

I guess it's a matter of whether you want to be done with the headache and take the loss, or get everything repaired and hope you won't be sitting on it for awhile.

If they could get it done right away, we might have a chance of making it up in the price; but selling a house in October or November is not good. I don't know what we are going to do. This sucks.

@LindaOHio Oh, got you. I guess I didn't read that part right the first time. Letting it sit could just cause more problems too.

@ScribbledAdNauseum Yeah, we already waterproofed the basement, put on a new roof, made repairs to the ceilings and walls, etc. etc. Do we get that money back by making these repairs and getting a decent price (although selling in Oct./Nov. is not a good time) or practically give the house away? I just don't know.

@LindaOHio I would sell and be done with it. It has been a lot of headaches you you guys. Plus you are not guaranteed to get that much more out of it.

What would you do? I want to spend the money so that we can get a decent price for the house (even though we've already spent thousands); hubs want to sell it for next to nothing to a flipper.

@RasmaSandra That's good. I am looking into another social site that JJ recommended. I may write there or maybe some day I will take the plunge and do some content writing. I'm registered with several sites; but I haven't made my first bid or gone after my first job.

i would take the flipper offer personally at this point. The stress relief alone is worth it! Try to convince the flipper to pay less now, but give you a % of the final sale of the house!

You're in a real bind. I wish I knew what to tell you. I believe that my part of the world still has hot real estate stuff going on- folks in California find it too expensive so they head to Seattle. That is too pricey so they come over the mountains to my world and even onto Idaho.

@LindaOHio This reminds me of the mobile home that I probably will sell next year. We have put quite a bit of money into the place but it will always need MORE. We will have to draw the line somewhere. In a big way I do not look forward to the visit that we'll have with a realtor in August.

Yeah, we've already put thousands into the house which makes the decision even harder. I just don't know. There's a huge difference in what we'll get for the house if we do or don't do the repairs. Thanks for stopping by.

I’ve seen what can be done for houses like that on HGTV. That’s a big decision. If you think it will add to the sale price, I’d do it rather than give the house away.

I tend to agree with you. The one concern I have is that the house would be finished in October. It's hard to sell a house in November.

It's a tough decision because we already put on a new roof and spent thousands in repairs, basement waterproofing, etc. Do we throw that all away and practically give the house away, or do we do these repairs and get a decent price for the house...albeit VERY late in the season when people don't normally buy.

Oh dear, $16000 is not a small amount of money! Hope you figure out the best way to deal with it (I would have sold it to avoid further problem.)
