I got good news, you guys know the pressure I have been under about moving and afraid that I would be on the street on the lst of july,
then the landlord said he couldn't leave because I told I couldn't find a place, and therefore my lease had to continue,
but he wanted 100 dollars more a month and I said I could not pay that which I couldn't and so we were under so much stress, that I was literally too ill even to stay up during the day,
he said he would think about lowering the amount he wanted, but he never got back to me,
well tonight he did come back with an offer instead of 100 dollars more it was gonna 30 dollars more and I said that was too much. And so he said okay for this year he will leave the rent the same as it is and he will fix the back yard I am so amazed and happy.
Next year he said to be prepared for the big raise since he is not going to do any repairs this year it will be all done next year.
I will worry about next year when next year comes, but for now I am happy.
Finally after three full months of stress I can relax again.

I have been painting my walls and I still have to do the ceiling, which will take a very long time to do. I hope my house payment does not go up next month when they send out the new coupon book. I hope it goes down. We will have to wait and see.

2. celticeagle (4926) | 7 months ago | WOW! So glad to hear you are going to okay. Winter will be upon us sooner than we like. Good, good and good. I have had a weird run of luck later. First the guy thing, then my girlfriend accused me of stealing from her, Then my best friend in all the world called me Sunday and told me her son had passed away last Thursday. She had a problem with her cell and lost my number so she couldn't call me. I felt so bad. And then, if that wasn't enough, I had to take my daughter to the hospital lastnight because she had a miscarriage back in late April and it wasn't taken care of correctly. Is this Karma or what? Glad for you and your situation though.

What he is saying is you pay or You get out.
You have 12 months to find something in your budget, I would be looking now, and not wait till the last 90 days to do so.
But the good thing is you have 12 months to do this, I'm sure you will find something good.

in montreal,
I will only know what is available for july next year in april until July, nobody knows before that, that is when people have to tell their present landlord that they will be leaving, they have to give three months notice.
that is what I did this year and in the end I couldn't find anything,
there are many people who had no place to go today, this is our official moving day,
they are in local shelters for the time being until charities can find them something.

pergammano (2020) | 7 months ago | What I don't understand, winterose,....is there NOT a cap on the amount of rent increase in Quebec? In B.C. where I live, the most rent can increase is 6%, anything more has to be approved the the B.C. Rentalsboard, and it is a long, long process! The landlord has to be able to prove justification, but if ammenities increase (like Hydro)....which it has lately, by 15% and your rent includes that, your rent can go up by 15%! But thats it! on the news it had a report of all the people with no place to go, July 1 is the official moving day but so many people do not have a place to go to, that was the problem I was having I couldn't find anything.

If I remember you started looking around a couple months before your lease was up this time around and you still were not able to find anything.

I am so very happy that this burden will be lifted off of your shoulders. I guess I have some good news. My mom has a job interview at 9:30am and I think she stands a great chance of getting the job. If she does, she and my dad will have health insurance again. Theirs has only been expired two days, but with my mom's medication needs, and my dad's worsening hearing, they need medical insurance. My dad's full time job does not provide health insurance.

8. pyewacket (11671) | 7 months ago | Well this may be good news I don't know...I agree with HICCUP---you MAY be covered for awhile but then again not. I'm thinking of the legal ramifications here.
Number One: When your new lease was up he asked $100 extra, you refused and he claimed he had rented the apt out after July 1st
Number Two: he obviously DIDN'T rent out the apt but still can if he has the mind to do so since he can view you as being uncooperative
Number Three: He was very generous in lowering his $100 to only $30 extra a month and you still refuse to pay that, which leads to.....
From a legal stance he could actually view you as a "squatter" since I'm taking no formal signed new lease was made...was it? If so the next papers he might spring up is eviction if he's a nasty so and so
whatever you do,..you better high tail it and continue to look for a new place to live ..in other words get moving and really looking around
I've had my own share of legal issues with landlords so I'm speaking from experience---thankfully I won against my landlord...a prospect he's probably not happy with but I had a lot of great legal help to fight for me

Am I entitled to notice if my landlord wants to increase my rent?
The tenancy between the parties is a legal contract. It cannot be changed by one side. The tenant can agree to a rent increase. But if the tenant does not agree to the rent increase, then the landlord must terminate the tenancy. In a tenancy at will, the landlord must then give a notice to quit but such written notice may include an offer to establish a new tenancy for the same premises at the higher rent. If the tenant does not agree to this rent increase, the only option for the landlord is to commence eviction proceedings.

I didn't contest the raise when when he made the raise which was illegal because I expected to move,
so it would not have been worth it,
I gave my three months notice as required by law,
he accepted it,
that crap of he rented the place was just a lie
but then when I couldn't find a place for July first
I was relieved that he told me to stay,
but the rent which is the illegal thing was still up to bad,
the 30, is still illegal,
the actual rent increase he could ask for is,
3.00
now next year I can either contest his high rate or move in which case I have to give him his three months notice required by law which I did this year.
I will not know what is available for next year until april when everyone will give their notice that they are moving.
I told him 30.00 was still too high,
I would have paid up to 15.00 more a month, even though I know and he knows by law could only charge me 3.00
but many people don't know the law and they will pay the landlords anything they ask for that is why landlords do these things.
and he does not want to fight it in court because he already knows he will lose
I was shocked he decided to leave the rent as it was, as I said I would have paid up to 15.00 more,
by the way he took too other of the tenents to court and lost that is why he doesn't want to fight anymore.

a disability unit
and a senior unit
but all these things take a long time to get sometimes years,
but that will be more first step,
I will be 55 in March so I would be old enough for a seniors residents, I have to find one that will except my son because he takes care of my friend who lives in a seniors building now says they will not accept children under 18 but an adult child who takes care of a disabled parent they have to.

pyewacket (11671) | 7 months ago | I wasn't aware that one is considered a "senior" at age 55...I thought it was 62---also reading other responses....I never heard of such a thing where one has only one day to move--July 1st...here as long as a person has moved prior to the new month, one can take a whole month to move out...like what if one moves from East Coast to West Coast..THAT would take more than one day to move but then you're always right aren't you and pick apart any suggestions..sorry, but it is a bad habit of yours You refused to pay any increase (first the $100 then $30) and yet you expect your landlord to fix up your backyard and kitchen?? I still say from a legal standpoint you could be considered a "difficult" tenant and grounds for eviction issues

Montreal has strange housing rules though as here in the UK you find somewhere to rent put a deposit down and then give a months notice to current landlord, not all move the same day of the year. Not been up to much myself and been away from here as computer connectivity playing up but am going to visit friends at the weekend. Huggles. Ellie:D
