It looks like we will be out of a job

I know, what am I talking about? We've been retired for 15 years. You're right, we don't have a job to be out of! For the last eight months or so we have been helping friends from New York find the perfect house in 'my neck of the woods'. They wanted to be sure to get some honest feedback on homes. Since they are more than 800 miles away they didn't want to drive down here to tour a house that was too small or not up to their standards. So my husband and I did a lot of the preliminary work so to speak and eliminated the homes that we knew were not the right fit. They came down late Friday and toured three homes on Saturday. One is a flip and is not finished which works to their benefit. If they buy it they can have the kind of flooring they want, pick paint colors and many other things. It is a about 3,800 square feet so there is a lot of painting to be done! They stopped over Sunday morning and we discussed the house and next thing we knew we all headed over to see it. They wanted one more look before they left for home. We knew by the way they talked that it was 'the one'..... Yesterday morning we were the first to find out that yes they are moving forward to buy that home. Of course this is still early in the process and so far they lost one for not moving fast enough and then they discounted another one after it failed the home inspection miserably. We are keeping our fingers crossed that this will put make us out of a job. I love house hunting so I enjoyed it and I know that by giving them our thoughts we saved them time and, therefore, money. I should think that your friends are very grateful to you. What is a 'flip'?

@jaboUK Flipping houses is very popular in the US. There are even shows on TV that are devoted to it.

The person bought a house that had a fire 4 years ago - the house sat empty and unsalable all that time. She he got it most likely at a cheap price. He didn't buy it to live in, but to fix it up and sell it for profit.

Wow that is a big house. When I hear that, all I think is of how much dusting, and vacuuming and cleaning will need to be done! I hope they hire a good maid for the job! I downsized for less to clean and I still ponder getting a maid in once a week for the deep cleaning. I looked in to the price and I was surprised to see how affordable maids are. Still, I have not had a maid since I was a child, and I much prefer to do it myself. It doesn't matter though, if it is the one it is the one. When I saw this house I just KNEW it, and that is that.

They won't have carpeting so that's one less thing. The kids help with the chores I would imagine. We downsized from 3,000 to 2,300 and I we are thinking of hiring someone to come in 3-4 times a year to do heavy duty stuff (windows, etc.)

@BethieAnnie You need a landscape guy and a house cleaning person - There are few jack of all trades in this day and age - they specialize!

@AbbyGreenhill That is an idea. I don't really need someone accept to help with the heavy lifting and deep cleaning. I could just do what you do. I will have to hire someone in the spring. I need a jack of all trades to help me with my yard. The woman who lived here before me kept immaculate gardens. There are so many types of flowers it is shocking. I am afraid I do not do the woman who lived here justice, because I don't know how to garden. I think I had better learn, because I don't want her years and years of hard work to go to waste. That means I need a jack of all trades who gets flowers... lol. Now, where to look is the question.

This house has been almost completely redone - the fire was upstairs but due to water damage most of the Sheetrock in the main level had to be replaced also. When the construction buys get done this house won't have a problem passing inspection.

You're a good person to help your friends out. We're thinking about moving a state away. This summer we might spend a few days there cause it is challenging to look at houses from the computer. I look and wonder what the neighborhood is like etc.

We did that when we lived in NJ and started house hunting down here. We spent 2 1/2 days and looked at 30 homes. I had a list of homes I wanted to see and the realtor decided I needed to look at a lot more! I always use BING maps on satellite view - you can get an idea of how close the other homes are, etc.

@sallypup I wouldn't buy a house that had been flooded w/o a really good inspection - it could have mold.

This just shows that the economy in your country is picking up. Over here, the government imposes a series of measures and that crashes the property market. Now the housing price is getting very low, more than 10% lower than the prime.
